Make sure it's a Diamond before you Pay for it!
If you are going to pay developable land values, make sure you don't close on the purchase until your development is Approved by the necessary jurisdictions.
The only way I believe you should ever close prior to these approvals is if you are paying “As-Is” value (farmland value or whatever…)
