Project Profit: $3,155,204
Location: Forest Grove, OR
Lot Count: 236
Turning 43 acres of leased farmland into a 236-home neighborhood required aligning approvals around an access road controlled by a separate, adjacent project.
The required access road ran through a neighboring development that we did not control.
The adjacent developer's timing did not match our entitlement and closing timeline, putting our project in jeopardy.
The Land Use Application depended on securing that access, so unresolved timing would stall or block the project.
Rather than viewing the obstacles as deal-killers, we saw them as value-creation opportunities. Cody’s LDP Model provided a systematic approach to transform challenges into profit centers.
Validated potential for 43 acres of leased farmland and set the approvals roadmap for 236 home.
Engaged the City and adjacent developer to define the access requirement and dependency.
Won a City condition of approval that obligated the neightboring project to provide the road on our schedule.
With access conditions in place, the neightborhood plan proceeded with 236, serving local housing demand.
